From 90's to Wow!



I still remember seeing this property for the first time. There was a lot of potential hidden under the salmon colored cabinets and tan walls. There was plenty of space, it just needed to be reworked to serve the new owners.


Kitchen - Before

We were tasked with renovating the entire home. Requests for the new design included more storage in the kitchen, a kitchen island, new flooring and paint throughout as well as a reconfigured Primary Bathroom and Closet. Our owner wanted to go with an updated but classic look.




So we got to work and came up with a plan that used the existing space in a more efficient way. In the Kitchen that meant we stole space from the Living Room that used to house a large TV for the Living Room. Repurposing this 15 sf made having a kitchen island possible. The extra space we gained is now home to the Coffee and Refrigerator zone.  


As a single level home, it could be easily used to age in place, so we made sure there were features to allow that: a zero entry shower, 2'-8" wide openings to allow for a wheelchair and laundry located on the Main Level. (not in the basement)



In the Master Closet we removed the existing dividing walls and make the closet 1 large room. This additional width allows for more space to to see items available to wear. The top level of hanging clothes is accessed by a pull-down mechanism. This view used to be a narrow hallway leading to the bathroom with mirrored sliding closet doors. This layout allows for wheelchair access if needed.




In the Master Bathroom, we created space for 2 separate vanities, a toilet room, a larger tile shower and a tub.


Our clients requested a shower that had minimal grout to care for and a lot of storage. We selected a large format tile (24" x 48") for the shower walls and provided a ledge for soap and shampoo. This is an upgrade from the existing 36"x 36" shower - it is now 48"x 66".


The toilet room is on the left, the shower is on the right. The vanities are to the right and left of the window as you enter the main part of the bathroom. The skylight is in the center of the layout. (a win for me :)



This was the Master Bathroom in the real estate listing. The window is the same, everything else was changed.


The Kitchen

After the plan and the budget were approved, demo commenced! We always offer to stack cabinets and other items in the garage so owners can sell them. Everything else went into our dump trailer.



This is the view of from the Kitchen into the Living Room. This nook is the future home of the Refrigerator and Coffee station. (pictured below)




One of the ways to change the feel of a space is lighting. All of the light fixtures were selected to create a specific feel in each space. The kitchen island lights are one of the first things you see when entering the Kitchen, they needed to be unique and memorable.



The Living Room required a large fixture that could anchor the space. The other requirements included: black finish, a modern take on a classic




There were other spaces that were part of the project where we did not change the layout, but they look completely different. The powder room was definitely impacted by some fun wallpaper in the owner's favorite color. We encourage owners to try some color in their homes. A good place to start is a smaller space, an office or powder room.
